If it were me I would totally ignore any suggestion related to getting a HELOC.

Ignore interest rates.

Or do I only report what I actually collected and ignore the fact that I am "charging" more? 

Hi Bigger pockets.This is my first post, so please forgive my ignorance. 

I deflected it by asking what are you investing in then never heard from them or ignored the message. 

If they choose to stay, ignore their complaints and then send them a non-renewal notice when the time is right. 

This crude method ignores all the other debt payments tenants have.

And let’s say you defer paying $100k of capital gains (let’s ignore depreciation recapture for now).

There are some LO's out there that say you can ignore a mortgage if you show 12 months of payments made by someone else, but have never seen it happen in practice and not sure how it would be possible.
