Reach out to their human resources departments and tell them about the special program you have for their employees (waived application fee, move in gift, etc.) 

It's human nature (unfortunately).

How about change that to 'most humans' and pretend you are GOD.

If you're someone that brings value to to the table, it should be a no brainer for loyalty given you're working with a decent human.  

It's human psychology.We live in a day and age where new & better quickly replace old and expensive: like Uber replaced taxi.

I guess if the IRS wants to ask bizarre questions about the account number (seems absurd) you just say, “whoops, look at that, I’m new to this, I’m so sorry, I’ll make sure I correct that ASAP.” 

(for us Humans anyway)  "Direct" sunlight is harsh and can cause harm. 

PS - There's a big difference between "sugar-coating" something and just being a kind human who treats others with respect.

Or, if the idea of roommates is off-putting (and who enjoys other random humans that much?)
