Just started using https://www.turbotenant.com/ it gives you a focal point to house documents, gives you a credit report and some other things but it's still your decision to make with the collected information. 

This property was also an on-market deal.The property was a 4 bed/1 bath single family house.

There is also an ad on small "house" which is also being rented.

Are you talking about house hacking yourself, and using it as a co-living property?

I interact with first time house hackers / seasoned investors on a daily basis.

Needs new everything floors, kitchen, bathroom, paint, roof, landscaping and also has termites and a tentant that's not currently paying rent, for a 1000 sqft property they want 160,000 for it, but my comps say for a rehabed house in similar sqft property in that zip code would sell at 220,000k and I would say it needs atleast 65,000 to 75,000k in repairs so my offer price was at 100,000 to 110,000 and the buyer will not entertain my offerI would like to offer more but if there are any surprises I'd like to be prepared for those cost during the rehab process.

And many times the houses were not touched.. so sweat equity.there were companies in Texas that would prey on non English speakers.. they trolled BP a few years back. 

You maybe be able to manage a house or two from a distance but a house or two will not get you what I think you're looking for!
