Resistance builds up over time, it gets hotter and hotter and if the connection is loose enough some sparking will occur across it which was your lights flickering.

I like that it has a related calendar and also a cloud drive that I can store all of my documents & records on that relate to the properties & their reservations.Another thing I like about Gmail is that you can use "aliases" when replying to emails, so even though an email may arrive in the main inbox you can reply as another email address that you own.

Minimal chance at appreciation on the property/market.I might be more willing to buy in a hotter market as an appreciation play on a property that is breakeven cash flow if I can use some of that depreciation to help pay down taxes on my other property.
