While my rental portfolio is operating smoothly and continually growing along with my property management business, I slowed my growth down, and really took the time to analyze how to squeeze every additional dollar out of my investments, and add additional horizontal streams of revenue.

For example when we had our landscaper go cut the tall trees (on our dime), the tenants called him back the next day because the tops and bottoms of the trees were not perfectly horizontal!

Aside from a few minor problems that I can fix easily for less than $100 there were a few problems that I consider to be major issues. 1 The TPR discharge pipe on water heater is PVC and drains directly into the drip pan.2 The electric panel is missing the deadfront cover and one breaker in the electric panel has more than one wire connected.3 A horizontal sliding window has been installed as a vertical single hung window in the bathroom.What do you think I should do?

Account Closed thanks for the input.On the camera, there is always a bit of perspective, but trust me, I am the one who took the pics today, I saw it, and there is at least 2" of horizontal displacement (maybe 3) between the bottom and the top of the door.

Additionally, it is landlocked and can only grow vertically not horizontally so growth is much slower.

At BP Con 2021 there was an auction for folks to participate in exchange for the generous donations received  A hand full of BP members donated their time to the winning bidders.Today I have the pleasure of the winning bidder flying into Portland Metro to spend a day and half with me going through all my development projects and take a deep dive into how we find them how we fund them and then how we execute.We will start at our 90 home project in Canby Oregon call Ivy Ridge Estates its perfect timing as phase 2 plat recorded this last week we have 4 specs ( now pre solds) in the process of going vertical and we are moving dirt laying pipe etc on Phase 3 so we will get to walk through and really jump into all aspects of how to build a subdivision from buying it from the owner who has owned the property for 50 years  go through entitlements  arrange partnerships  arrange  horizontal loans then vertical loans and on to marketing.
