They get first shot when a consumer goes to buy thier first few policies because the consumer has not been exposed to or can find the other options.I can not post external link, but if you google Insurance Journal top 100 brokers, you will get the annual lists.Keep in mind that some of the brokers on the list are insuring companies like Amazon, FedEx, Ford, Google, etc.

I was thinking to myself of how much it was going to cost to clear all this crap out as we started poking around.So we check out the front, then we check out of the back, and then I go around the side, the right front corner of the house, and turn on an external tap I find.

Assuming that I engage a general contractor (who was recommended on BP) to do a rehab work on a property (nothing heavy, probably a 10K to 15K rehab work (external and internal painting, flooring, kitchen etc.), being an out of state investor and not being able to monitor his work directly, do you think I should hire someone local as a project manager to supervise the GC's work (that is if I find somebody who can take such a project manager job for 1 or 2 thousand dollars) or can rely on the GC to do his work and may be ask my property manager to check his work a couple time during rehab ( in the middle and after the rehab work)?

If all the systems and mechanicals are old the repairs will eat up any expected returns for years if things go perfect with your tenants.The key question is if the previous owner did a lot of deferred maintenance and kept hoarding cash instead.The HOA doesn't mean anything.They can go defunct or increase the dues or add special assessments.I like to keep control of my investments so do not like deals like this where you are betting on an external party to maintain your property.
