The only properties I see regularly that will cashflow (the way most of the "hardcore" investors here on BP suggest we should look for) are mostly in sketchy neighborhoods.

If they pay on time don't rock the boat but let's say you want to be a hard-core landlord and rock the boat, and they say I am giving you my 30-day notice, then you will feel like an ***.

The hardcore investors often complain about the cash buyers because they are willing to accept 6 - 8% returns.

After speaking to a few people that have bought any RE program, I can tell they did not study the course hard core, and if they did, they never made enough property offers.

They left about 6 big trashbags full of hardcore (for the early 80's) magazines.

Those are hard core and not recommended for anyone in a hurry and without a lot patience.
