Obviously Gran has a better head of hair and arguably much more flashy than Dave Ramsey.

After putting in about $15k in to the house to "fix it up" ( mainly finishing floors and coating the horse hair plaster) my equity grew but of $40K.

That's a mighty big area to farm for properties.If you're just getting started you might pull less hair out if you focus on a smaller space.

Huge no-no in this market.I would say this, there is no way I would sign and amend-extend for a $37K hair cut unless I had no offers in between their offer and the amend-extend value.
