And it has to be a true comp - a house with granite countertops and premium finishes is not a comp with a home that has "rent grade" finishes and laminate countertops.

An inexpensive parking pad option (asphalt and concrete are the standard methods) is to form a 20' x 20' square on each lot with landscaping timbers, metal edging or even railroad ties, and then filling that box in with crushed granite or some other type of rock.Replacing roads is one of the highest capital items in any park project, so make sure that your deal will support this cost.

In any case, this makes a great case for not putting another undermounted sink on granite on a slab into a rental, however nice the rental is.The sink is epoxied to the granite.

I installed granite counter tops in the kitchen, installed a new backsplash, painted the cabinets, added a butcher block counter top in the pantry closet, painted the interior, retiled the bathroom floor and surround for the tub and added a new vanity.
