To sum up: I have 5 rooms at one location and a couple bedroom is vacant.

Not saying it's impossible, but the faster you want/need it to happen, the more risk you'll expose yourself to to get there.The massive elephant in the room is: What amount of income do you need to replace? 

It gets into the furniture and permeates each room they hang out in.

If you walk into a bathroom and see peeling paint on the ceiling, you know that room was not ventilated while showers were taken.Wire exhaust fans to the same switch as the light so that the fan has to be turned on.

I believe single family homes will appreciate the best, and when you are young you are ok with doing rent by the room to friends or family to assist with the costs.

We did this for each guest room at our B&Bs and it helped tremendously.

Depending on your goals, budget somewhere around $3k-$5k per room.
