I was shopping hard for an OOS opportunity last summer in GA and honestly grateful I went 0/15 on offers.

I used CE Shop and they are nationwide. 

Reading what you all I’ve had to say, which I very much appreciate, I’m a little concerned because it is definitely boutique and also very high-end in terms of style: stamped concrete wall, polished  concrete floors, chicum wall in the  kitchen… but there are only 10 units total. there is a coffee shop that will be on the first floor and as I mentioned it’s right on the border of La Valeta and Holistika.

Another thought you could just keep the tri-plex and gift them the net income each year...it's basically the same thing without any transferring. 

I don't know much more specifically so ask your CPA about gift taxes (I think she could give you $17k of gift money a year without taxes) or capital gains taxes if/when you want to sell. 

Maybe shop around for different banks.

We use Hospitable as our PMS for automated messages and calendar syncing, PriceLabs for dynamic pricing and market analysis, Minut for noise monitoring, Schlage Encode locks, Ring cameras, and the Google suite for shopping spreadsheets and owner monthly invoices.

I have recently been gifted my great grandparents home and it's going to be a complete gut and renovate costing approximately 150k.

Just want a software that does a great job handling the overall operations smoothly, a one-stop-shop for all PM needs.
