Can anyone step to the plate and name the leading Broker Dealers in the DST space.My exchange clock is ticking, so your insight would be greatly appreciated.Robert CWith DST you can't purchase directly to the seller where you should use broker, your out of pocket is typically 6-10%.That also includes the upfront profit charges that the sponsor making.Basically to delay the tax payment, you have to pay the other guy, for something that's cash flowing very miniscule and you have to repeat again after 3-5 years.

Here is what I found:Space formerly used as business or rental.Note that space formerly used as business or rental will qualify for exclusion under section 121 if the space was converted to the taxpayer’s principal residence for a total of 2 years or more, as long as the use as the principal residence was within the 5 years leading up to the sale.

Wholesalers (no offense to those in the comments) who are doing this without being a foreign entity are probably co-wholesaling which is on the borderline and practically acting as an agent without a license or getting referral fees by having actual wholesalers on the ground doing deals and they just provide the leads which is different than wholesaling.
