@judy   the use and occupancy department, in some towns the U&O department can be super strict. 

Assuming all of this is true, especially the list of lenders as noted above (and not for example a "lender" under a Deed Contract or Installment Note to Mom & Dad, Aunt Judy or Farmer Bob),  and assuming that we're not in an absolutely rural locale, where the REI/Wholesaler actually may have a better network than an area's licensed Agent from 5+ miles away... ...Then what possible value could a wholesaler actually add **from a Lender's point of view**  in an REO transaction?   

Judy,I would do all new leases if you and tenants can come to an agreement to throw out the old leases and create your own.Have you looked at the current leases that are in place?

I was looking for it a couple months ago and couldn't find it.For those of you who might be interested in wholesaling to an end buyer who is using conventional financing, Judy Ryon's threads are a thing to look through.

If a tenant tried to sue me for wanting to change their own locks, I would consider it a frivolous lawsuit and would voice my opinion to the judge appropriately and then petition the judge if he/she thought otherwise and try to get it aired on Judge Judy.
