Ok, for anybody still interested, I located the applicable regulations.Performing repairs yourself on property held within your SDIRA fall under United States Code: Title 26, § 4975, subpart (c)(1)(C) which reads:(c) Prohibited transaction(1) General ruleFor purposes of this section, the term “prohibited transaction” means any direct or indirect—(C) furnishing of goods, services, or facilities between a plan and a disqualified person;As stated above, it is a little vague and subject to interpretation.

In my head I'd want to buy a property cash or creative terms with a private money partner for the home and maybe a 2nd partner for the furnishing and start-up funding.

Also you can save a lot of money if pm has their own handyman employees and do not need to sub out all repairs. my experience is that STRs outperform LTR by enough to cover the PM fees, utilities, and additional furnishing costs but not much more.

So, you would need to have it set up like an ABNB, fully furnished, this does not seem viable, Why reinvent the wheel :)  Be happy with your 10% net :) 

It was not a big deal for him as he already owned it as an LTR previously and furnished it in hopes of using it as a second home when he lived in CA.  

You can also look at furnished finders and see if Mid Term would be good and you can be consistent with prices and make sure you know how much it will cost to furnish and make sure the investment is worth it.
