If the seller gives valid consideration in exchange for the buyer's promise to do something, then the seller can sue the buyer for breach of contract if the buyer does not fulfill the promise.

A land trust can be written in such a way that if you don't fulfill your obligations in the agreement, you forfeit your ownership of the trust, which is the same terms drawn up in a master lease option essentially.

Both of these can be somewhat mitigated by selling closer to the owed amount.Therefore, it's in the seller's best interest to get as high an offer as possible, and if an agent refuses to present that offer, the agent is not only breaking real estate regulations but is also not fulfilling his/her fiduciary duty to the seller.

It would be questionable to whether or not the buyer would actually fulfill this note and it would be almost impossible to collect if not, but it's may be an option to get the deal done nevertheless.
