None of these methods are foolproof, but if you go this route you are aiming to make it more trouble than it's worth.Eyes on the unit: hire security to patrol the house; put up monitored cameras; put up cameras with motion-detection alerting; ask the neighbors to watch; station a guard dog at the unit (not recommended).

Whether you compare the 3br condo or 4br condo to the 4br houses the rates look much lower on the condos.If any beachfront condo owners can chime in with their actual numbers this year though that may be helpful because the enemy method is not foolproof so it is certainly possible I am well underestimating their gross income post-covid.What are 3br/4br oceanfront condos bringing in for gross rent?

Two tips of caution though: 1) Make sure you comply with your state's laws regarding wholesaling/assigning of contracts, (because for some reason I think Texas's laws differ from other states) and 2) Make sure your contract is "foolproof" so you don't accidentally give the seller rights that shouldn't be there and you have proper exit strategies in place.

That said, furnished was less interesting for folks with furniture already, but the "partial" angle worked well enough to not detract from that larger market that already had their own stuff (so you could stow a few favorites)....You can even get a checklist for move in with furnishings that, while not fool proof, can help the tenant see there is some accountability at move out.

I don't want another job with headaches like poor tenants (I have read the books about how to get good tenants, but this is not fool proof) and mtc. problems.

Safety, seek less risk"I hear this a lot.You want safety but yet want a bunch on cash on cash return.The more return you want the more riskier things become.For instance a fully performing multifamily building in good shape in my area you might land a 7.5 cap,semi-performing 10 to 11 cap going in,totally vacant apartment building high teens or more in cap returns.So again the more risk the greater the reward.REITS are not fool proof either.Many of them have lost money in the last few cycles.Would you be happy with an annual 7% return being in something safer with a tax write off with annual inflation being at 3%??
