space is full of faux lenders.. too good to be true terms etc.. advanced fee schemes this is the biggest thing to look for 500 to 1000 up front 99% of those are frauds as it relates to small fix and flip lendinghere are some real ones to check out their websites.lendinghomelending onelima oneIron Bridge Conventus anchor Aloha Visio these are all real lenders.. so check on them and their rates and then you will know what market is.. and then when some one hits you up ( which real lenders NEVER do) and offer you rates far lower than these companies you know they are frauds.

Also need to see if rents are at, above, or below market so if that operator and the owner of the real estate cannot agree to new lease terms you can get a new tenant in who will.Example if I buy an 8 cap but vintage rent when lease was orginated was 25 a foot and now it's 33 but market rate is 20 then cap rate could drop to 7 with new tenant at less rent.

For a smaller 6 unit I would want at least 300/unit/year in reserves and I would talk to a local property manager to see what the per unit expense is for repairs on average for a similar vintage property.

I have a refi offer of $180K at 60% LTV and at 8.375% int. for 30 years taking out 3 to 5 year balloon situation on mixed use 5-unit, 3-story, brick, 100 year old, unique, vintage building, of apartments and storefronts.
