I would definitely make it contingent upon walkthrough and have an extended inspection period as well.

Most people have more traction posting a MTR on Airbnb as an extended stay, then on Furnished Finders.   

Downstairs tenant just moved in and is signed on a one year lease and has extended family in 3 or 4 of the surrounding houses so I believe they would also be a longer term tenant.

The county you live in may require code inspections if utilities have been off for an extended period of time.
