Low income tenants are often exploited, and I want to change that narrative in a positive way.The tenants at this property are wonderful, and I do not plan to raise rents for quite some time, though I have already filled a vacancy at a higher rental rate.

now, I am thinking one of the neighbors must be very annoyed with STR concept, cuz I've only hosted 6 groups and they have been respectful and quiet. my guess is they will just keep complaining and the splitting profit scenario will get me in trouble eventually if that's considered as exploiting the loophole?

Most investor are just looking for a tax-sheltered investment (or 1031 up-leg), so spending a lot of time analyzing the numbers isn't their bag and they have to trust the syndicator.As far as exploiting investors, I thinking the bad deals are more due to a bad buy and think the nothing-down guys that used to live under a bridge and now own half Manhattan are a lot more suspect.I guess the lesson learned is if you don't know what you're buying at a high level, maybe you shouldn't be blindly buying.
