No one can explain how this happened and it was recently surveyed 3 weeks ago with the measurements in the attached picture.

If the agencies can't explain what they're optimizing, you're getting ripped off.

It explains why very few flippers are adding single ADUs and if they are they are usually a conversion of exhisting habitual space (bunk houses, detached offices, workshops, craft rooms, etc.

Make a welcome video explaining to tenants how to do the basics and when to contact you. 

While speaking and telling him to pay rent, all of the sudden he started explaining to me that he was waiting for the lease to be renewed and then he was going to pay rent.

@Matt Huber - if you bought in 2021 in Harvest, you should have seen some decent appreciation - however, if you bought these as turnkeys, that may explain some of the lack of appreciation you are experiencing.
