I work with several who go to 600 or don't require a FICO for commercial at all.  

Right now, I'm focused on:- Learning the best investment strategies that don’t require a real estate license (wholesaling, rental properties, etc.).- Finding potential clients who are interested in investing but may need help identifying great deals.

It's very expensive to move a home out, in most cases you'll be paying for it and then it will take several months to replace the home.My favorite model is the RV LOT Model, instead of replacing the lot with a mobile home set up a RV lot.

STRs and MTRs have higher cash flow than LTRs but they require more work. 

A lender is required to establish the ATR of a borrower when it will be their primary residence.

Expenses are about to go up considerably.

Big expense up front, additional expenses over the life of the lock, they can be too complicated for renters to figure out, and they don't solve all the problems a landlord may face.

The property is likely a little too expensive for me to qualify for with a conventional loan based on DTI.

My goal is to avoid doble taxation, ability to write-off expenses, asset protection and avoiding probate.If anyone can help me with this or refer to an accountant who has experience with cross border real estate transaction, I'll be greatly obliged. 

Jacob,The advice you are getting from this guy who is "in lending" is very vague and is not covering all of the fine lines that manufactured home financing requires.
