Well, have a couple of competitors that are exclusively apartments/dev land for same.Their marketing is targeted at investors along with the mailing list.However, yes, you can get bad/good brokers in the same firm. 

I mitigate some of this risk by relying on section 8 exclusively going forward. 

You have to take a long time to sell and a big time suck.I can make way more with individual investors in the 5 to 10 million and up range that will sign an exclusive.

They look exclusively at the end result, with no regard of how that result was attained.

Now, anyone can access their inventory and resources (i.e. independent lender that works with them, financial company, etc.) but if you are an Academy member, you get exclusive access for 24 hours on any new properties that are posted. 

hah)Sorry Wendy I haven't been on here for a while. for the ESS's gate control hardware, I'd assume it'd primarily (if not exclusively) work with ESS software as that's their product specifically, but you need to confirm with them if you do go that route.

I am military, and from what I’ve read there is an exclusion of capital gains taxes out to 15 yrs vs the normal 5 for military members.However, I only lived at the property for 18 months, not the 2 years required.
