While quality work is not mutually exclusive to adding more features to a property, I have seen a lit of flippers houses that seem to do just that: add a hot tub, but can't seem to mount a toilet securely to the floor, or leave the 20 yr old furnace.

Does it still qualify for the exclusion? 

I believe the insurance is for issues that are NOT known at the time of sale. well without reading all the exclusions no way to really know.. you excluded something that was known.. this HOA is after the fact and was not known at least the way I read it..

Most tax accountants don't exclusively focus on real estate tax, so they may lack the in-depth knowledge that a CPA specializing in this area would have.

The property is owned by a company that does exclusively section 8 and I have been told their vetting is very thorough.

Martin  I used to drink Woodford exclusively and then a buddy of mine who owned a bar sat me down to try Old Forester a couple of times and I made the switch.

I knew I could easily find tenants/roommates as the area is popular for young adults.

Could also be things like a new laptop if the laptop is used exclusively to conduct business on your rental properties (make the laptop or other assets $2,500 or less to avoid depreciation over multiple years). 

Full disclosure I’ve only recently acquired a few properties so I don’t have years of experience I just know that when I was making my decisions on where to invest I did use that site, but not exclusively.
