I think maybe just Google calendar and spreadsheet may be the answer but thought I'd ask if anyone recommends some kind of software or app that encompasses several aspects and with in conjunction te details of accounting etc...Realtor type software/prop mngmt/ flip budget cost trackers/ allocating/task assigning and allocating and possibly customer database/campaign type functions.And most importantly easy (or at least wort the effort) to use as I always end up back to million lost sticky notes.Thanks in advance

With personal you can negotiate a early termination of lease fee that encompasses ( legal fees, some lost rent for expected down time to re-lease, new tenant TI's, and leasing commissions).If tenant was corporate credit rated and possibly investment grade then with 10 year lease with heavy TI chances are high you get it back.

So what about using a Heloc to fund the 3 deals then moving them to a portfolio loan or some other type of commercial loan to encompass the 3.Then you would have the Heloc free for doing it again.I'm assuming that the portfolio loan would not be of tax benefits though.
