Rate is but a factor and is easily offset by many other actions that you can take as an investor.  

They’ll take the design plans and generate them easily. 

It was in fairly good condition, and I KNEW I could easily lease it out, or lease sections to various business, or sell it for double or triple what I paid. 3 years later, having not even received an offer to lease AT ANY PRICE, I sold it for $25,000 LESS than I had paid.

I mark the applications down as they come in to keep track of the order in which people applied, and they have to follow up with employment verification, background check, references as well so I can tell who is the most qualified and serious applicant pretty easily. 

The quality of work on prefab is not great, but easily sufficient for rentals.  

Or you have the one that gets too excited too easily and just shoots. 

This can easily be obtained by spending it on materials you will be buying regardless.

I just get a little sad when I see aspirational posts in the forums from people with nothing who believe they can build real wealth easily and fast.
