One part is reasonable, another is D or D-. a block away you are in the legit hood where I wouldn't go from dusk to dawn.

In looking outside my local market and state, How do I determine the neighborhood class. I’m aware of the crime map on trulia and working with Realtors, but anyone have other strategies? Thanks!

By removing the fee it’ll make it that much harder to put it back on and the smartest thing to do is have an escrow account so money is there dor either party that needs it.

If you have no applicants or if your Property is in D or C- type of neighborhood I would look at all options.

Seems like added effort, confuse and work to separate out a rental agreement for the w/d, but to each his own...I dont supply w/d or refrigerator....those units and any maintenance is on the tenant....if I did, I would just raise the rent to reflect that feature.

I have two friends here in Dallas investing in D or worse apartment complexes, with low cost per unit, doing a full Reno, then a cash out refi after appraisal, and they seem to be really great cash flow machines.
