2) Buy a few out of state properties over the next few years, through a well vetted turnkey provider like the one I mentioned above, which should more or less break even or give me a little bit of cash flow, and since I'd end up with a few doors my risk would be a little more spread out?

While I do take into consideration all the relevant expenses when I vet a property I still like to see at least $200/door cash flow so I can more easily build up my reserves and have some money to work with.

If you are nearby, if you have ever been a pizza delivery person, maybe deliver a pizza to the wrong house that may or may not be the one being foreclosed on so atleast you can see inside a small portion. we used to just go knock on the door some folks would actually let you look around.

-Doesn't want to use one agent-Thinks agents just use Zillow and open doors-Wants off-market deals under 10% market price despite insulting same agent and wanting to use multiple at the same time-But no rush to buy, no timeline-Also open to multiple types of homes and within a few hour radiusI am sure you won't like my post but I like being honest on here.
