The reason I did this is because I'm young,  single,  live pretty simply, it doesn't disrupt my life too much to pick up and move, and the property was in a desirable location so I knew it'd go quickly if it went to open investment.  

Property is currently occupied and this will cause a disruption to the tenant (who has been AWESOME to date).

I think things would have to get REALLY bad here (like food not showing up on the store shelves) before any kind of serious disruption could happen in this country.

Any sort of major disruption - more financial fallout, terrorist attack, another war, who knows - and all bets are off.

It indicates the borrower may be initiating the deal with a tight cash position, which could potentially disrupt the deal if things don't go as expected.

Of course, kicking him out without any help isn't the answer, so the best for both of us I believe is helping him to move on in a way that is not completely disruptive to him.
