I am considering working with a property developer in NJ to buy land, build a duplex/triplex and sell it (6-9 month time horizon).  

That style of learning and introduction to true industry catches my attention as having someone in the space that understands the space to bounce things off of and learn from seems to be the ideal way.I have through a handful of the webinars and follow up calls with different companies and they all basically pitch similar ideas and strategies.

Unfortunately it's a necessary evil to weed out the residents that are not ideal.

Follow economic trends and determine which areas have the best opportunity for economic development and prosperity.At the end of the day, you're looking for investments with the highest returns. 

Once you start hiring employees, it's smart to develop it out so you can train them properly and so there is a documented reference guide.

A standard "business owner's policy" is fine -- it covers the building, commercial general liability, and ideally, loss of rent.
