@Josh Gregory I think between Ohio City and Edgewater there is still plenty of opportunities, but depending on how conservative you want to be, you may have to overpay or buy something less desirable and wait it out. 

B neighborhood of a blue collar market, active resale value because of price range and desirability. 

So the weight of selection really comes down to you, what you most want to do, strive towards etc..

While multi-family is a perfectly good place to start, I would tell you that it is often more competitive than single family homes… maybe just due to there being less of them in general, and being more desirable by investors.
