Currently have a duplex I’ve been in 3 yearsMortgage 3.65% pmt $850Tenant pays $875Heloc $30k——monthly $291The issue I am running into isRates are so high right now and it’s a lot harder to find another that will cover full mortgage.Does it make sense to leave somewhere that it is full covered to go to one that is not?

I got into this by accident when i took a job via upwork as a VA  for Vontive and stated at interview  i could lower there costs and stress by automating there lead gen.I automated the lead gen and they didnt need 5 0f the 6 VAs they hired and we cut there costs by nearly 60%.Thats when i realised that you could automate even the cross platform data scraping.Then i got some extra clients from Upwork and now Im on here to help, offer the same and expand to others.going to the recorder office/courtYou only need to go to the physical building if thre is information on the documents that you need but cant view online.

So, for anyone who wants to go into real estate primarily for cash flow, they have not yet understood the concept! 

It will probably save you a lot of time and headaches to go that route.

If HOA by laws state past due owners are responsible for all late fees and legal expenses for collection hire an attorney to go after the past due. 

Im sure theres easier ways but that the best i knew how to go from rags to riches so to speak!

@Jason Weidmann what do you think of every agent responding telling you to go, go, go!

And since I would like to go back to it being a STR when some of my life calms down in a year or 2, it doesn't make tons of sense to get rid of it all and then start again!

They have lessons to go through and weekly calls to join as well plus one on one with Brian. 

If not, the client gets charged to go get the right parts while we sit and wait for them :-)
