I will take another swing at this... how about Las Vegas... very low maintenance in a desert environment ... no tax's  .... and industry that will never die at least not in vegas.. other areas but not there.

I like to also think in terms of utility costs for the tenants.. so think about areas with long cold winters utls can be very expensive etc.Think about a place like Las Vegas virtually no maintenance in the desert environment.

It's a food desert (closest grocery stores are in Commerce City and Stapleton), there is no gym access within 20 min. besides the small rec center, there is virtually nothing you can walk to for food, and the closest veterinarian is in Park Hill.
