I’m going through a very similar situation with Zillow claiming they didn’t get a rent payment however the charge was in the tenants account and the bank denied their money back after an investigation at the bank.Do you have any information on what you found out in your situation?

If you have failed to include the domestic abuse protections language then your rental agreement will be void if the agreement also includes language allowing you to terminate a tenant's tenancy if the tenant or their guest have engaged in criminal activity.

Remember that if you deny (or don't choose them) based on the credit report findings, you are obligated to fill out a form notifying them. 

We regularly deny lenders from signing up to advertise with us and cancel them if they do not abide by our code of conduct. 

Insurance companies, and this includes umbrella policies, will deny or challenge your claim especially if the damage / claim is high and based on negligence or any fault of your's, READ your small print and don't think you are so good at landlording that accidents won't happen.

Your partner doesn't need your permission to invite someone in, and you don't have the right to deny them.

Of course I realize lots of people grew up poor, or discriminated against, or had childhoods of divorce or drug abuse or sexual abuse or other things.

God forbid someone tries to claim you violated fair housing for denying them, you can point to your criteria and where they violated it and it had nothing to do with a protected class.

@Eric Gerakos this may be a silly question, but how do you deny partial payment... the tenant has been paying by Venmo/Cashapp (which may be a problem in itself) or are you just saying in terms of setting expectations with the tenant.

I would ask for the eviction to be denied and for the landlord to need to give a detailed accounting of what's owed.
