So, maybe the borrower finishes demo does some framing, then draws $10K on that loan.This way it allows borrowers to be fully capitalized, but protects the lender from over-committing capital until the property has progressed, therefore increased in value. 

We had someone help with the demo and the cabinets.  

The first 2 draws were basically spent on demo and removing debris from the home.

In addition to the cost savings in demo, you also have the advantage of being able to see behind the walls to know what the electrical/plumbing is like, if there is moister or cracks in the walls/foundations, and if there is an wood destroying insect damage.

@Stu Basham We have 1 full time guy and 1 part time guy that generally handle the paint, flooring, demo, etc.

We have one client who demo scope of work usually entails about 2-3 pages it is so detailed.The next item is asking the right questions and get multiple references.

Change orders during construction is very common because in many instances things that were not accounted for in the original scope do pop up and when you start opening walls, demoing, etc many surprises can arise.
