For example, I’m in negotiations with a seller for a house right now and if we hit an impasse, I plan to meet her price but ask her to leave all the furniture (it’s for an Airbnb property so I need furniture and I know she is going to move in with her daughter so she doesn’t need furniture).

Loan the daughter enough money to bring it current on a second... then when Mom pass's they probate the estate and then daughter gets stepped up basis and sells to you.

I wouldn't assume the parents will be or are able to bail their son/daughter out of trouble just because the child has a credit history.

Hello - I am moving to California this month, following my daughter who will be attending college there.

Long story short is I finally got them to leave July 17 but my tenant had illegally moved in his  friends daughter and 8 year old son who was never put on our agreement.
