@Mika Mayz I would definitely get away from the 2% lens and start looking at things from a cap rate perspective.

That's generally where I'm focusing my efforts.Anyway, I look at Detroit from the lens of an optimist.

Hi all,I'm about halfway through Set For Life and I'm itching to get feedback on my current situation through the lens of folks who ascribe to what @Scott Trench preaches in the book. 

Is there an underappreciated new HBU in certain areas over others that can be captured and may not be as competitive as "just investing in [some criteria]" generally and fighting with everyone else just operating without considering through such a lens?

For marketing purposes the seller/listing agent can call anything a bedroom that they want (their reputation might start to suffer, but there's nothing stopping them).Buyers are going to see the room through the lens of their own needs (did they want the 3rd bedroom for a true, private bedroom, or are they looking for a home with 3 bedrooms so that they can have an office space?).

@Tony Conigliaro, based on your original post and latest response, I believe you have the right mindset going into it and seeing REI through a long term lens. 

I wouldn’t personally invest in a market where the tenant laws are such that you can go unpaid for a prolonged period without the ability to evict which is the lens I wrote my reply through.
