Im planning on refinancing all 7 of my duplexes and 2 single-family homes I have on contract now into a single commercial loan in the next 18-24 months.Small banks can be so much more flexible than the cookie cutter programs.Good luck and post some updates as it all unfolds.

Maybe you can rig up some sort of GOI that shows an inflating and deflating bubble.

You don't want someone that's only done cookie cutter purchases.  

These houses are very cookie cutter and are generally very easy to rehab (I have done several).

I have recently had a cage snipped with bolt cutters and bent over to take condenser.

The one thing I started doing two years ago is stocking the fridge with bottled water, the freezer with two pizzas, a custom pizza cutter with my contact information on it and a roll of paper towels.

This duplex is the exact same type of cookie cutter property as the triplexes.

Also, my market is very "cookie cutter" which means that most of these homes are built the same so the buyers know what they are getting for the most part not matter the area.
