I track my prospective tenant inquiries on a spreadsheet and about 75% came from Craigslist and the rest from the physical sign outside of the property or Cozy's partner sites.

He and the rental are registered with COZY so he will pay on line.

At least in CA with relaxed laws on ADUs one can have a Junior ADU (<= 500 sqft) within the confines of the existing walls and one regular ADU (attached or detached), total of two.So if you are planning to build J/ADU within CA you might want to leave an option open for the the other for future.

If I list mine with a price reduction, I'll probably get a tenant fast.For what it's worth I put the listing on Cozy/Realtor earlier today for the first time to try and bites off of that. 

I am thinking Tenant Cloud would be better suited than Cozy.  

There is a lot of guidance on the forums for PM software; from TenantCloud, to Cozy, etc.

I decided to utilize Cozy to collect rent, so hopefully it wont happen at all.

I also use cozy for all payments so there is little to no excuse for not making the payment on time.
