You could rent out an extra bedroom OR configure your property in a way that you can rent the entire place out for a weekend or two every month (lock on your closet door, lock on your pantry, etc.).This is a house hacking strategy that I have been doing for years. 

While it is a large undertaking, based on my recent experience configuring Podio for my lead management, it is VERY doable, and I encourage you to explore it further.  

However, if you were going to house hack the unit you live in, an ideal (but not easy to find) configuration would be both units 3/2. 

They can lay them out any way you want now so there will be no configuration issues.Rob-

But as stated before, I would rather this new house to house hack especially seeing that I could personally use the inlaw suite with its own kichen, living, dining and laundry with minimal work needing for this configuration.

You want to make sure you understand rental comps, occupancies, tenant mix and the building itself in terms of the systems, configurations, maintenance costs etc. 

This is an area with multiple duplexes all with similar floor plans & configuration of 2&1.

At any rate, it still looks good as a flip.You point out that I have the BRRRR calculation set up with me only borrowing the purchase price, and that actually brings up another question I have about the way the calculator is configured.

That list can be scrambled in any ascending order and it will be correct, the only question is in what market where in the US for what various configuration. 

The receiver sends it's own Wifi and and also has it's own ethernet port when you can connect a switch, which you can configure as a Wifi booster or it's own access point, acting as another router.
