I'm curious to see where the deal is at in miami. we stay close to the urban core and always in the city of miami which is developer friendly 

According to core logic, nationally it took homes 12 years to recover from the GR.  

Then I would focus on growing relationships and building your core 4.

Following David Green's Core 4 strategy (realtor, contractor, property manager, and lender) gives confidence to invest anywhere.

Which is the core of my question in the start, does it matter for the lender if I pay directly using the LLC's bank account that collects the rent or I take that money out from the LLC to my own they pay as I do now. 

Unless there is a compelling investment reason to buy it, I think I would choose to save up the extra funds.  

Their core product funds return low teens IRR.
