Perhaps not a trend to consider across the city but any neighborhood that would attract college educated young professional families seems to be a good bet if you wanted to focus on this asset type.I plan to build 12 townhomes as a second phase of a condo/townhome project in a good area of Mount Airy near the Chestnut Hill boarder and even though I’m likely to years away from being ready to begin phase 2, my current plans are to keep the 12 homes as rentals for the precise reasons I outlined above.

Appears the PMC has done a terrible job of communicating expectations with you about their services.Regarding the tenant that wants to pay 12 months of rent upfront:1) They better have great credit or no-go.2) Have them prove they are an engineer with a copy of their degree.3) Get last year's W-2 to prove they were working. --- How will you know W-2 is not fake?

When I allowed HH properties at my company, we screened people to the degree we could (credit, background, income, rental history), but you still end up with some percentage of "crazies" who can derail the entire property and force out your other tenants.

But, for the best potential tenant pool, I would suggest looking to invest in neighborhoods in close proximity to hospitals, colleges, local markets, easy commute, provide sense of safety etc.
