I'd find a sweet deal close it and see if you can get another one after that. 

Many offices have showers and gyms but if not you'd better have one close by!

Once you pay realtor fees, closing costs, sellers want 10k for points and concessions.

They give no official closing documents, just internal documents that I'm guessing are fraudulent. 170% profit in two years is a HUGE red flag🤯 

I don't know about other areas in TX, but I keep a close eye on Austin-SAN corridor, and I'm familiar with the market in Kyle, New Braunfels and NE San Antonio.

Assume for a moment its close to max tax bracket ie. nearly 49% (Federal + State), roughly $17K.

Very close to two college campuses and downtown. 

Also, don't complain about your offer not being accepted - just submit a better one or walk away - the seller doesn't care about anything other than how long its been on the market and how close to ask you are.

But, the seller will never close a sale until the buyer releases that claim and withdraws the affidavit because a new buyer's title company will not issue a title policy and the new buyer's mortgage lender will not make a mortgage loan.Its not worth doing in this case but when real money is involved it is pretty effective.
