I believe they are recouping costs associated with loans they don't close.

It is still a seller's market in many geographic locations, so you can ask potential buyers for an extended closing period and/or with options to extend the closing period. 

That could come close to covering expenses.

or, do you cash flow only after you've paid back your closing costs and your rent ready costs? 

I am looking for a means to close the gap between the cost and income from that house.
