Their lawyer talked a few time with my lawyer from my home state but he just used delay tactics and bunch of bs. 

You won't have the options that you have here in Austin, mainly because Portland is Tenant Friendly City and Pfugetville is Landlord friendly.  

If you and your wife are on the same page, I say absolutely go for it.Don't worry about the naysayers telling you to invest out of state if that's not something you're comfortable with right now.

As for the area I am thinking of doing my area of San Antonio and nearby cities.

I plan to visit all three cities soon to get a feel for each one, but when should I start building my team and actively searching for deals?

Tenants in many markets already believe they pay too much (contrary to recent studies that show rent to property values have never been lower for the large US cities).If my insurance costs are not double my current rates over the next couple years, I will be pleasantly surprised.  

Like any city, there is dilapidated housing stock in rough areas that can cost more to upgrade than they are worth. 

If you sold this property would you buy something in Arizona or would you continue to look for properties out of state?
