And if you're having trouble leasing the unit, I would probably drop the restriction on being a non-smoker and just say they can't smoke in the unit (although they likely will).

I went up to look at the property and one of the doors had gunshot holes in it.After I finished inspecting the property I went back down to the street and was immediately approached by several people asking for money and cigarettes, there were plenty of females using Walmart carts as strollers for their babies, and finally when I went back into my car someone came up to me asking what I was doing there, I replied "I'm looking to buy a home here" to which he replied "Really?!

You could also do Purchase and then Sale #1 and #2 (which is what I have done) but that adds a little more risk of being able to sell in time so only advisable if your purchase was a smoking deal.I'm sure you are aware, but total sales price of #1 and #2 combined must still be less than the purchase price to avoid boot.
