I'll take your advice and churn on it for a bit.

It ends up being something similar to a decent dividend index fund, some years being more profitable, some years less, but always churning out real cash to the owner.

I'd consider other properties around for rent...do they have CA...a) if they do that is what you will be competing against b) if CA is not the norm for your area this may enable you to get a few more dollars in rent  c) Also, if CA is the norm not having it may cause a lot of churn in tenantsI'm not really sure if CA will account for itself via appraisal but you should consider if it can help reduce churn + window units will for sure cost you or the tenant more electricity again causing churn.b

You can churn and burn tenets to bump rents at every available opportunity, but there will be more management, maintenance, and turnover - which often isn't worth it. 

If they are a good PM that doesn’t make more money churning tenants and doing rehabs they may want to avoid the the vacancy like you do.

I would also say to read "Rich Dad, Poor Dad" by Robert Kiyosaki to get your mind churning in the right direction on how to view finances and passive income as a whole.

The beach is not a clean water, it’s so shallow that the waves churn up the sand so it’s always kind of brown.Orlando is nice but can get very overcrowded.  

Some have the strategy to continually churn their portfolio by upgrading the properties and rent rolls, then selling and rolling into bigger projects, over and over. 

I have noticed on the STR front that there is a fair amount of churn on the listings.
