There are a lot of note buyers out there in the secondary market that like owner generated paper.. if you buy cheap enough you can still do very well with the higher returns those investor expect.I help my land flippers I fund do the same thing even today.. 

I've also renovated another kitchen to just have white cabinets and black finishes to keep things as cheap as possible.

Of course this may not be cheap, but it’s very effective.

Don't be cheap - I personally went into the real investing space with a scarcity mindset and trying to maximize profit at all costs. 

Using free or cheap boilerplate contracts obtained online or from other landlords is a sure prescription for disaster.

It's a pretty good deal in our minds, and we are inclined to stay there because rent is so cheap.

Some of the things I am concerned about are the carpets (older, cheap carpet to begin with), windows (do not open and close well), painting (do all the walls need to be painted white?
