My tenants lease is due to end 2/2/2025, is it 30 day notice or 60 day notice of non renewal in CA?

In CA, there are a lot of tenants that have leases that state a higher rent to go month to month when the lease expires. 

If you were looking at buying in Florida, but your lender is in NY or California, they dont really have to be as concerned about their reputation because the realtors (most likely) will never work with them again. #1 is the primary reason, but #2 does factor in as well.

His use case was a couple of unleveraged properties in southern CA one being in San Diego and the other in Riverside county.  

@Kyle Atans  or PHX when building stopped dead cold and they deported half the construction workers who happened to be 80% of the tenant base.. same with central CA building stopped  no deportation though :)I just bought in Vegas for semi retirement and tax purposes I kind of like were it sits now.. but no question your timing of that market was impeccable.. !!! 

Cash will be king, and buying in the 2H of 2023, particularly in late Q3 and Q4 has a reasonable shot at being at the bottom, or close to it, of this cycle.

I am going to assume that you are doing this close to home in the bay area of CA.
