For the folks north of 30% DTI, buyer expectation shifts are not meaningful because real qualifications just aren't there.The best case scenario folks-- dual income, no kids, no debt, have minimum 10% downpayment, sharing a 1br apartment under $2k in a average COL place looking for a $450-550k house is literally the only type of folk that is waiting for this "expectation" shift.

I wouldn't say that people in general like one type over another, but rather people in general cohorts (single, married - no kids, married - with kids, etc.) tend to gravitate towards certain types of properties based on their lifestyles.
