I work with a broker and he will do my kind all day, then sell them to BoA, Wells, etc. and off to the next one.

Theres a lot of HELOC threads, quick q: condo from 150k now is around 220k, second home, BoA seems to offer HELOC for it, could potentially take out 50-60k at 5-6% interest, first 12 months lower interest.

I personally havent dealt with bank of america, but I would ask what their terms are and then shop around to different banks - big (BOA, TD, ETC) and small (local credit unions) and see what works best for you!

I've found that they like to talk more than the Wells Fargos and BoAs.

When I got out the Marines, I did loan processing for BOA.

Look at this response from a BoA Loan Officer: "Good Afternoon XXX, hope all is well.

I am trying to avoid an individual loan from the likes of BOA etc...I was able to find a local lender who will do a portfolio loan with each property being below 50k. 

I was speaking with a lender from Wells Fargo, and he said right now that BOA has the best rates. 

Yesterday I asked Bank of America about their Heloc rates (current Heloc is with Chase) and the Relationship Banker told me BOA can refinance the Heloc and will write a check out to Chase for the open balance of $35k. 

When we got a physician loan for our home purchase, BOA was very clear that this was only eligible for SFR that are owner-occupied.So I guess you could use it to acquire more SFR's if you're willing to move from house to house.
